I would simply calculate it the other way around. What can small families afford as possible rent? With the 110sqm (living space, possibly floor area because of the attic larger?)

That way it makes sense, yes, the attic could initially be kept as an unfinished expansion reserve in addition to the 110sqm.. a future buyer could later finish it themselves and thus increase the living space.. I also think that 1500 including utilities is a limit of what people are willing to pay..

It really depends on which target group the location and infrastructure appeal to.
