Hello, we are currently planning our floor plan, we want a single-family house with about 130 m² (more is not possible due to funding Bayernlabo, but we don’t need more anyway) our house is to be built with a basement. On the ground floor we want an open living / dining / kitchen area. A pantry or storage room is not necessarily required. Upstairs it is important to us that both children’s rooms are about the same size. A walk-in closet in the bedroom is also important to us. What do you think of the current floor plan draft, I hope all important details are recognizable. The house entrance is recessed. What do you think, are the rooms sensibly arranged or are there suggestions for improvement? Thank you for your help

No idea, I can't tell you. From the room calculation, I unfortunately can't draw any conclusions about the arrangement of the rooms.....

Who will be taking the stairs for broom and cleaning supplies, laundry, etc. in use at your place?

I find the entrance area far too narrow. Unfortunately, I cannot decipher the depth of the hallway. I now estimate about one meter (without wardrobe). It will be fun to let visitors in ;)

The location of the stairs is good.

I can imagine that the house will be overall dark - where is south?

Regards Yvonne

I find the living room too small, the kitchen too big, at least according to the calculations. The bedroom is somewhat large. The entrance area feels a bit tight. Otherwise, larger/better-resolved pictures would be nice.

:-D Yes, now I see more.

The cloakroom area is too small. Just imagine coming home with the family and you all have to take off your jackets and shoes - that will be tight.

How do you get to the terrace? Past the couch, squeezing past the dining table, or through the kitchen?

I find the bay window for the dining table too narrow. Either make it wider or leave it out. In terms of space, it doesn't bring you anything on the ground floor.

I like the staircase in that spot.

I would miss some storage options for various little things that you often need.

I also like the recessed terrace by the kitchen.

The upper floor looks quite good as well.
