Opinions on buying a house with a north orientation

Hello everyone,
we have found an interesting plot in a great location; however, the house to be built on it in the future has a garden facing north. Houses 2 and 3 (see attachment) would be possible options. Who is familiar with this orientation? Will there be no sun in the garden all day? The house also has a roof terrace with the same orientation.

I would be very grateful for your opinions and experiences!

Well, the sun sets in the west. You can answer the question fairly quickly: It looks rather bleak for sun in the garden, especially since the gardens also tend slightly to the east.

Yes, according to our research, this also seems to be the case. The gardens also border a forest area. For us, it would not be important to have sun all day, but in the afternoon/evening it would be nice to be able to find a sunny spot... :/

Even if you got sun in the afternoons / evenings, you would still be dependent on how the garden is fenced off to the respective left neighbor. If someone builds a solid fence there, it naturally looks quite bleak.

A different question: Why is House 4 not an option?

Hey, unfortunately house 4 is already taken and is also significantly more expensive. Does the higher location of the roof terrace possibly bring a bit more sun in the meantime? Are you familiar with this?

Are the houses already standing? In that case, I would try to arrange a viewing appointment for the afternoon. I can say relatively little about the roof terrace. However, also here: if someone puts up a closed privacy screen, it is likely to have an impact.
