Opinions on an architect's offer

Hello everyone!

For us, things are getting serious with the house construction and we have decided to go through an architect. The architect recommended to us makes a great impression and we would like to plan the house with him for service phases 1 - 4.

Now we are wondering if the architect's cost model is appropriate.

The architect charges based on the built-up volume. For service phases 1 - 4, it costs €10 per m³ of house. (Garage initially excluded, costs less)

For a house with 2 full floors (gable roof 25°), initial calculations would result in a built-up volume of 720 m³. That would correspond to a bill of about €7200.

What do you think? I would appreciate some feedback. Thanks!

If you receive the required documentation according to HOAI, it is about 40% cheaper for the service phases than billing according to HOAI.
Round about, the service phases together cost approximately ±13k€.

Yes, if it is comprehensive, it is affordable.
Do not forget the structural engineering.

Is the volume calculation your work? Did you take the exterior dimensions and include floors and roof? Because everything is included in the volume, meaning not only all air space.

Yes, I have roughly calculated the volume myself. I used the external dimensions of the building. Of course, these are only estimates - I cannot say exactly what the final dimensions of the house will be. The note about the correct cubic calculation is very helpful, thank you. I have assumed 2.80 m for the heights of the floors, which should include the intermediate ceilings. The roof was taken into account. A double garage would add about 700-900€, depending on the size.

I will also inquire about the delivered documentation.

But the structural engineering planning is not part of the services of an architect in service phases 1-4, right?
Structural engineering planning = structural engineer?
The structural engineer would definitely be additional and not included in that price.

So I paid a flat rate of 2900k net for service phases 1 - 4. I would look for someone who offers a flat price. Especially if it is only about the building application.
