Opinion on the floor plan / Two points that need improvement

For my construction project (Toskanahaus) I have now received a new floor plan (version) and find it quite good, except for 2 exceptions:

1.) Ground floor - The kitchen should be separated from the dining and living area by a glass sliding door, because of the smells. I will miss a small utility room on the ground floor, but that probably won't be possible.
1st floor - Here I said the large bathroom should be added to the kitchen, the dressing room 11.76 sqm should become a bathroom, and the chamber should be divided into approx. 6 sqm storage room and 10 sqm dressing room.

What do you think about that?

I would like to live on the ground floor and actually have a utility room on the ground floor as well because I might not want to wash and carry up the laundry from the basement when I’m older. The separate WC and hallway are for my nephew and the entire first floor, since I find it easier if we have a shared basement entrance, there is a passage from each apartment to the basement. However, I like the idea of two separate entrances because my nephew could move out at some point. What bothers me visually a bit are the entrances being so close to each other.

I see very many doors.
Do you really need 2 shower bathrooms and 1 WC on the ground floor? Otherwise, there would be the possibility to also plan in the laundry room.
The dressing room also doesn't really bring anything. In a room of almost 20 sqm, you can fit much more wardrobes. So it's actually just a passage room and not an optimally used space.
If the tenant (nephew or whoever else) uses your hallway anyway to get to the basement, why have separate entrances?
And the guest WC for the apartment on the upper floor is absolutely unnecessary.
In other words: with a bit more clever planning, you can also accommodate the utility room.

There is a lot of hallway space on the upper floor.
Here too, I find a dressing room unnecessary, since the bedroom is large enough.
Otherwise, the arrangement as described will be better than on the plan.

So, I took some time to reflect and came up with the following. A shared basement stairwell but separate entrances is totally fine by me. But what I don't like are the two halls on your side, one of which has no natural light. Extend the wall on both sides of the staircase and make your basement entrance like your nephew's. The WC is unnecessary. Just make the entrance from the small shower room into the hallway and turn the small WC and the wardrobe placed in front of it into a small utility room. If you really only want to use it for laundry - which I think is very sensible - then the space is sufficient. You can then put the wardrobe in the hall right at the entrance.
Upstairs, the only thing I don't like is the little hallway extension by the large bathroom - or the kitchen then. I would allocate that area to the living space, because I find it a bit too small for a family with two children (even with the bathroom). Otherwise, really well done.

65sqm hallway/corridor, respect! Some apartments put that aside.

Jokes aside. I see too many compromises in the floor plan to gain anything from it. I can’t imagine a planner/architect delivering something like this. I also consider such a house to be difficult to resell, as every new owner first has to invest heavily to obtain a "normal" floor plan.

However, I admit that I may not have understood your situation.
