Operating ancillary costs in new single-family house construction - Survey

Hello,

we are planning the construction of a single-family house (approx. 150m2). We would like to build as energy-efficiently as possible (ideally [Kfw 40+]), even though we do not yet know if that fits into the budget.

The more energy-efficient, the lower the additional costs - that’s clear. We would be interested to know what kind of additional costs you have in your [KFW X] houses. Electricity, (waste) water, garbage, etc. I understand there are regional differences. We would build, if at all, in Brandenburg.

This is about as sensible as the question: "My car weighs 1.5 tons – what do yours usually consume?"

I know electricity consumption ranges from 1200 to 8000 KWh.

Water can also vary greatly depending on shower habits and garden size, etc., with prices ranging from 2,x Euro per m3 water/sewage up to 6,x Euro/m3.

Waste disposal fees differ in every district, some throw almost everything into the large residual waste bin, while others sort diligently.

Property tax depends not only on the area but also on the greed of the municipality (multiplier).

However, you can inquire about all these prices in advance from the suppliers! How much you will actually need can be easily estimated by looking at the utility bill of your current apartment and extrapolating it with the locally determined price level. Add 500 KWh for heating and controlled residential ventilation if you have a gas boiler. And roughly estimate 3000 KWh electricity for heat pump consumption or 40 Euro for gas for that size.

The fact is: The savings in operating costs for KfW X relate exclusively to heating and would normally hardly amortize over the lifetime of the house without additional subsidies. If you then turn on all the lights everywhere 24/7, even the best KfW X house won't help. The same applies to water consumption, disposal fees, property tax.

Electricity in the annual balance is roughly neutral due to investment in (unreasonably expensive) photovoltaic panels.
Heating with raw materials from our own forest - takes time, which I do not calculate.
Fees - et kütt wie et kütt.
Children's apartments as separate residential units with bathroom and kitchenette - rentable later as holiday apartments if space becomes tight.
Therefore, ongoing additional costs are quite irrelevant, as they can be neutralized.

That was the concept - we didn't really build cost-optimized, but we also don't want to have to move out if the money flow changes. Now some capital is gone, we sleep peacefully and feel comfortable. That's what it’s really about - isn’t it?

We have a KfW40+ with 205m2 and after two years we average for household electricity, heating, and hot water:

2900kWh/year (primarily in winter)

and feed in

2100kWh/year (primarily in summer)

(so "nicely calculated" only 800kWh/year net)

The self-consumption rate with our small 5kW photovoltaic system/storage is about 50%. With a larger system, I could hardly achieve more since it would only help us on very few days per year.

We have a green eco tariff with co-determination on what the municipal utilities invest part of the profit in, please calculate for yourself what you have to pay. The service charges for the house per year are definitely not my biggest expense, much more money stays in the hardware store, at least for the first two years...

Water: It really depends: In the first half year with two people, we only used 7m3, but the garden was not done yet and we were still on vacation and mostly shower at sports.
Then the garden was done and we first had to water the garden, we used 150m3, our neighbors 300m3.
Now we have a well, automatic garden irrigation at the pump, and everything is different again.
And since the fees for (waste)water are really different everywhere just like for garbage, you have to look that up yourself. If you have to water the garden with city water, you should have a separate meter installed for that so you don’t have to pay wastewater charges for it. Otherwise, I strongly recommend a well.

For waste it depends on the size of the containers you choose. We have the smallest for residual waste with emptying every two weeks. Biowaste despite composting medium size every two weeks. Paper every 4 weeks, recyclables every 4 weeks, very large bin (there is only the large one available for us).

Then still building insurance, household contents insurance, property tax...
