Hi,

I wanted to offer the opportunity here to ask questions about surveying that are burning on your mind.

First about me: I am 21 years old and a trained surveying technician, and I work in a large surveying office (about 50 employees) that offers everything related to surveying (official surveying, technical surveying, aerial images, etc.)

I will try to answer the questions as best as I can, since official surveying is a state matter, and I am not familiar with all 16 surveying laws.

Maybe a few questions will come together.

First of all, thank you for your offer, I really think it's great. My question: Do I have to have every building that I construct on my property surveyed? So the surveyor was here for my single-family house. But if I build a carport and shed next year, do I then have to have a surveyor come again?

As a rule, yes! Exceptions confirm the rule in this case. For outbuildings like in your case, different regulations apply in each federal state as to when a building must be surveyed. As far as I know, for example, in NRW no outbuildings are surveyed anymore. In Lower Saxony, for example, a building must be surveyed if it exceeds 20 square meters. I couldn't quickly find anything for Berlin. My tip: Wait for the request to have the building surveyed. I have seen people fly under the radar for 20 years until they were asked to have their OUTBUILDING surveyed. For residential houses, the request usually doesn't take that long to come, especially if the building survey was already commissioned as part of the site plan. Long story short: wait for the request and then commission the survey. Only then should you do it. (Otherwise, the survey will be done by the authorities and you cannot choose who surveys the building.)

Should I want to decide that? – The result of the survey should be identical with surveyor Meier and surveyor Müller, and I also do not expect the fees to differ in prescribed surveys (?)

Some actually want that because they had good experiences with this office about 20 years ago, while others absolutely do not want the authority to measure the building. Others don’t care at all who measures the building and award the contract, for example, to us because we are at the top of the list. (With the request, a list of the nearest surveying offices to the measurement location is attached.)



It should be, yes. It usually is. But I have also seen stuff from colleagues from other offices where I could only wonder how it was accepted by the cadastral office. But that is the exception. It should be mentioned, however, that most of what makes you wonder how it was accepted is timber cadastre (carports, sheds, etc.). A normal residential building would not have been accepted like that. Lower requirements usually apply for timber cadastre measurements.



That is true as well! They have to stick to that strictly. Years ago there was a colleague who cheated in that regard; if I remember correctly, he then lost his license!
