Offer of financial consulting - Is the interest rate okay?

We were just at the financing consultation and received an offer of 1.61% for 15 years with a loan-to-value ratio slightly under 70%. With [Kfw] added, it becomes 1.48% effective. Prepayment is possible. 12 months of interest-free provisioning period. Are the terms okay like this?

Completely irrelevant with the current interest rates! Whether 1.61% or 1.41% or 1.81% ==> You will never find the cheapest interest rate anyway.

I always find the discussions amusing when every tenth of a percent is bargained over, even though we are talking about over 8 EUR monthly (for one tenth) per 100,000 loan amount ;)

With regard to the long term, it is indeed a difference - e.g. €2250 on €300,000 over 15 years full repayment - I wouldn't say no to that as a gift... But of course, the world doesn’t end if it’s 0.1% more or less - only whether the region is okay, or if everyone is currently closing at 1.4%.

A financing arrangement is okay when it is okay for YOU - no one can judge this here 100% because no one knows all your parameters.

Our financing is great and manageable for us, others wrinkle their noses at it...

Gut feeling is okay. You should use the [Sondertilgung] and choose a high annuity. Interest is only worth as much as you use it in such a great environment!
