Hello everyone,

our construction project is progressing and now that we have the soil survey report and the building application has been submitted, we have received a first offer for the earthworks (foundation slab) based on this. Further offers have been requested.

Despite extensive research on the internet, we cannot really assess whether this is a good offer or if and which important positions might still be missing. It would be great to receive feedback on this in order to better evaluate it. The individual items listed are net prices.

1. Construction site setup
€450 (flat rate)
2. Profile-appropriate soil loosening - 75m3
€337.50 (unit price €4.50)
3. Soil class Z0 removal and proper disposal - 150t
€1854 (unit price €12.30)
4. Required item: Soil class Z1.1 removal and proper disposal - 1t
€23.80
5. Creation of a soil planum at the base - 150m2
€270 (unit price €1.80)
6. Delivery and installation of a base layer made of HSK 0-45 - 75m3
€2970 (unit price €39.60)
7. Creation of a fine planum - 150m3
€270 (€1.80)
8. Delivery/installation of an inspection shaft up to 2.00m depth including earthworks
€950 (flat rate)

Total: €8440.08 (€7092.50 net)

The exact billing will occur based on measurement and weighbridge tickets. All further work can only be invoiced according to effort.

The last passage makes us a little unsure. Of course, we understand that the m2 and m3 figures are only estimates based on the plans and may still vary, but what further work could be meant here or what additional costs could still arise for us?

Thank you very much in advance for the help.

Best regards and have a nice Sunday!

Are you sure about the classification Z0? For the disposal of more than 100 tons, soil analysis may be necessary..

The soil report states the following:
Based on conducted chemical analyses to determine the LAGA classification, the existing fill soils are to be assigned to classification Z1.1, the naturally deposited soils to class Z0.

I understand this to mean that there is some of both, and in the offer it was probably only estimated or Z0 was used because it is significantly cheaper to dispose of?

In position 4 you have the price for 1 ton Z1.1 as a demand item. You really need to check which class your excavation falls into. Is there perhaps a drawing in the soil report. Can you possibly store the excavation on the property?

On the other hand: your prices for the disposal and the inspection shaft are rather cheaper than ours...

Ok, thank you very much already.

What advantage would it bring us if we stored the excavation on the property? The report says that it is likely not usable. It is also not quite clear to me yet how the two classes can really be separated during the work. Probably it does not work at all and you pay the more expensive price per se?

At the end there is a drawing, but it only shows how deep this fill soil is and when the next layer begins. There is nothing about the classes there.

So to be able to make more accurate forecasts, we would have to have it examined again how exactly the excavation is classified?
