Notary draft insight land purchase / land division semi-detached house

Dear users,

we are currently submitting our documents to the bank via the financial advisor.
The draft of the land division and the draft of the purchase agreement are still missing.
Our land seller submits both documents directly to the financial advisor.
Shouldn't he also provide these to us separately?
I do not want to see them only at the notary, as there one may be under time pressure.

What is the situation regarding this?
What should be listed there?

What must absolutely be included there?

Since October 1, 2013, the "Law to Strengthen Consumer Protection in the Notarial Certification Process" has been in effect. The law is intended to better protect buyers of real estate and land from hasty contract conclusions. They now have the right to receive their contract documents two weeks before the agreed notary appointment. However, the new regulation only applies to purchase contracts concluded between private buyers and companies.

In general, the behavior of the land buyer is strange. I would become suspicious. I would not sign a contract at the notary that I have not understood 100%. The possibility to have the draft purchase contract reviewed by a lawyer of your choice before signing is currently being taken away from you.

We had already received the notarized contract for review before October 2013 (namely one year earlier). After delivery, we still had to wait 2 weeks before we could schedule a notary appointment. Otherwise, I agree with klblb that I would only sign the contract if I had read and understood it beforehand.

Hello!

Quite unusual or rather, the notary is legally obliged to give you a copy in good time so that you can read it and also clarify & have any uncertainties corrected.

I would always bombard the notary with questions. It is unfortunate to come to the notary appointment with questions.

What does the property seller have to do with your financial advisor? I would try to put a stop to that quickly.

@lastdrop: Our financial advisor has requested the documents from the seller including the house design because he needs to present this to the bank. Both, that is the seller and the financial advisor, have nothing to do with each other.
