Hello,

we are planning a bungalow and have our eye on a plot of land that covers all our wishes except for one factor, where we are unsure. Directly behind it is a railway track. This is currently really rarely used, but you never know what will happen in the future. The house would be in noise protection level IV, and there is a 3-meter-high embankment in front of the railway tracks.

Does anyone live in a similar situation and can say how they perceive the noise?

The plot in front has noise protection level III, but we cannot imagine that it makes such a difference (according to the dB scale you can see the values, but whether that really makes an audible difference?)

Rarely driven on and then a 3-meter embankment?

[RARELY traveled and then a 3 meter embankment?] Yes, that’s the situation. The residential buildings on the left and right that are already there all have no embankment or wall. But with the new section, it was apparently arranged that way.

Is there a more precise way?

Unfortunately, it is not possible to draw conclusions about the actual noise disturbance. For example, we are also building on a plot designated as Noise Protection Level IV. There is a motorway more than 100 meters to the east, including a higher noise protection wall. Additionally, it is likely that another noise protection wall will be built directly adjacent to the residential area. Since there is almost always a west wind here, one normally cannot hear anything from the motorway because the typical city noises drown it out. Nevertheless, we would be forced to install soundproof windows, which means five-figure additional costs for us. Whether the noise bothers someone directly, I think, must be checked on site by oneself.

The only thing that probably helps is the often given tip to simply sit on the property with a camping chair for one or two days and watch. If the neighbors ask what you are doing, that's also a good opportunity to talk to them ;)

I would also definitely pay attention to the following:
- is there a switch nearby (clacking)
- how fast does everything go through?
- what goes through? Electrified S-Bahn or freight train?
