No exact plan for the size of the construction site?

We want to build in a development plan area. For the house, a building plot is prescribed, which, according to the building authority, only results from the legal plan and the cadastral map. I can't quite imagine this, as in the legal plan only a rough building plot without exact measurements is drawn over ours and the neighboring property. The only measurement is a depth of 12 meters and the building line 3 meters from the street. There is no property boundary to the neighboring plots drawn, so it is not clear exactly where we can place the house without stepping out of the building plot. Is this really normal? Is there no concrete map for this? Statement from the building authority is "The architect could then approximately scale it."

That can happen sometimes...

Do you know how many square meters of land you can buy? Take the total width of the two plots (probably marked in red) and divide it by 2; the result should roughly correspond to the plot size given to you. If not, move the dividing line until it fits. Then, if detached buildings are planned, allow 3.00 m on both the right and left sides for the setback areas and you have your approximate building window. For the new construction of a semi-detached house, of course, only consider 3.00 m on one side.

As a first, rough overview, this should be enough for the purchase decision. Otherwise, go straight to the consultation hours at the building authority or send your architect.

The purchase is already in full swing and the notary appointment is imminent. Therefore, we thought that with the final survey, a concrete plan for the construction site would be made again. However, that does not seem to be the case. How exactly is the building authority regarding the approval? Our problem is that we want to build a double garage onto the house with a small passageway in between. This should now be as wide as possible so that we can maximize the construction site to the other side as far as possible. But without precise information, that will be rather difficult. Then, according to our calculations, it might fit, but the building authority might say in the end that we are 30cm over the construction site?? These plans are not that precise.

Is a preliminary site plan for the building application not required in Saxony? On this site plan, which you have to commission and pay for, you can see your final and precisely surveyed building area.

I don't know that. So far, we have only received a cadastral map. It does not show a construction site, only the property boundaries.

It was similar for us. The construction site was marked 3m from the street and 12m??? deep across all the properties in the row. The distance to the neighbor does not result from the construction site but from the 3m distance limit. However, we were also aware of the planned plot width of 17.55m. The boundary stones were then set with the surveying of the building area.
