New standard from 2013?

Hello,

We just had an appointment with an employee of a prefabricated house company. He recommended that we build or sign the contract this year because a new standard will come into effect next year, which will make construction about €10,000-15,000 more expensive. I kept understanding "NF13," but I can't find anything about it. Can any of you tell me something about it?

I know nothing about standards etc... he may be right, but he may not be. But you will always hear the argument about the price increase. It's a common trick to quickly get a signature. I would carefully check whether the company is reputable.

NF? He probably means the Energy Saving Ordinance 2012, which only comes in 13.

Well, it depends on how you want to build. If you just barely comply with the current energy saving regulation with your plans, he might be right about "it will get more expensive." Because then you might need better insulation properties, consumption values, etc. That drives up the price.

But if you already plan to build, for example, a Kfw70 or even 55 house, then it certainly won't get more expensive if you build next year (except probably the usual price increases). It just means it will no longer be called a Kfw 70 or 55 house next year.

Provided that thing even comes next year :)

The fixed salesperson probably – unlike everyone else in the industry – must have a crystal ball :rolleyes:

He definitely meant the adjustment of the Energy Saving Ordinance – but no one knows yet what it will look like; least of all the planners in Brussels. It is scheduled to come into effect on 31.12.2012 – whether that will happen is still up in the air.

I don’t know how many times I have already written this: no builder should ever be pressured – with whatever argument – to sign! Review the offers calmly and only sign when you are sure you have found the right partner. Everything you sign based on the currently valid Energy Saving Ordinance in 2012 must also be built according to it. And ... if you don’t understand something – here: "I kept hearing "NF13"" – then why don’t you ask? :confused:

I don’t understand either why no one asks about it? KFW70 or 55 is as exciting as a 15,000 euro building savings contract that is over 75% paid up and is already eligible for allocation at 26 years old. What do you do with such an amount? 50,000 euros of subsidized credit... KfW loan
