New solid construction, offer OK?

Hello dear forum members :)

I am completely new here and want to introduce myself first.
I am Denis, 30 years old, and I come from Hessen in the Main Taunus district.

I am currently planning to build a little house and hope that some of you can give me a few pieces of advice :)
I received an offer from an architect yesterday and would like to know what you think about it?

A single-family house, 140m2 living space, 35m2 basement, turnkey, should cost €230,000 without VAT.
Is the price too high? Or is it a normal price?

Hi,
that might be hard to evaluate - even with 'stone-on-stone' construction there are such large differences that you can't make a general comparison. What's on / in it (balcony, bay window, roof overhangs, wall thickness, building services, window sizes, chimney,...) - especially with turn-key - how far does 'turn-key' go?

My first feeling: there isn't much included, and the house probably contains zero extras. Then the price could be right.

Bay window is available, 30 cm walls, fireplace present, I am still considering the balcony. Unfortunately, I don’t have the window sizes and roof overhangs on hand right now, as I am at work.
Turnkey here means everything a house needs is included :) doors, heating, windows, wiring, piping, painting/wallpapering, tiles, ceilings, I hope I mentioned everything :)
Doing work yourself like laying laminate or tiles and installing ceilings would of course reduce the price a bit.
Do these details help you at all?

Hi,
it still seems to be on the affordable side. For my construction project, I also had two offers from traditional masonry builders, which would have been more expensive for a comparable house size. Possibly equivalent before the price increase list for technology, balcony, window shading system,... In any case, towards the end of the property search, it turned out that one couldn’t offer anything suitable for the property, and I otherwise felt more drawn to timber construction (even though that tends to be more expensive).

Location, basic layout, terrain profile, surrounding buildings... Perfect field of view in two opposite cardinal directions, located away from the street. Consider the development plan - townhouse not permitted,... ultimately, the house must fit on the plot, not just in terms of size. And if you have a perfectly flat plot in an open area, it looks completely different than if you find a plot in a largely completed residential area. Therefore, it was important for me to know how much my dream house would cost so that I would know how much the plot could cost. This resulted in certain restrictions for the plot search - and suddenly a plot emerged that practically called out for a similar, but significantly different house.

Do you already have the right plot? How do your ideas fit into the overall environment?
