New development area - slope on the property

Hello everyone,

yesterday I was once again on our property and checked how the development work is progressing.

The curbstones of the street have now been set, so their height can be estimated quite well.

Before buying the property, we asked the municipality about the slope and were told that there would be about a 70 cm height difference across the entire area.

But now it looks like there is actually a considerable height difference at the end. Are there any documents showing the height difference at the end of the development work?

Hello!

Normally, this should be marked on the plans of the [Gemeinde].

It is best to call the [Tiefbauamt] of the [Gemeinde] and ask if they can provide you with the relevant documents.

Hello,

there should definitely be a plan in which the contour lines are drawn.

If these are not visible on the site plan for the development plan, they should at least be marked on the plans for water supply and disposal.

I therefore recommend contacting the responsible departments of the city/municipal administration directly.

Contour lines were the right keyword

I have attached a section from the site plan; accordingly, we should be about 2m lower on our property than the street
But we should be able to compensate for the height difference quite well through the driveway

The 70cm possibly refer to the topmost and bottommost street levels!?

Ultimately, it doesn't matter. If the construction road including curbs is laid, you can orient yourself by that. Your property then indeed lies up to 2.5m (top of plan) lower, however, you do not connect directly to the street level but to the small dead-end road.

Much more important here is the question of how high the dead-end road lies and what your neighbor at the bottom of the plan intends? Does he raise his property, does he intercept on your side, and how and where does he drain his surface water?

I don't know what the 70cm referred to. But as you already said, the statement no longer matters.

Since the Stichweg is our private road, we can basically do whatever we want with it. Hence the idea of compensating for the height difference over the 15m. According to the building authority, the higher property owner is responsible for appropriate safety measures. Drainage is required via a cistern with a controlled outlet into the groundwater.

Since the urban planner apparently already had an inquiry from our neighbors' architect regarding this, I will probably get in touch.
