New construction with local craftsmen.

Good evening,
I would like to share my rather positive experience with house construction companies at this point.

Last March, after unsuccessful house viewings, we decided to build our home anew.
On April 17th, we found a plot of land. By the end of May, the purchase contracts were signed and the first draft plans were finished.
I picked up the red dot at the end of September and on October 1st, 2019, the first excavator arrived.
All the craftsmen were punctual, and overall we were only one week behind schedule.

The craftsmen all came from the region, as did the construction company from the town.
Short-term changes like moving a door or pulling a wall out a bit were never a problem.

Our move started on May 8th, 2020.
The house was finished a week earlier than planned and the costs stayed within budget despite the more complex electrical work.

I would build a house again with the well-established local companies here in town, because I can drive there and they are straightforward.

From the first time setting foot on the property to moving in, it was just one year.

It's going similarly for us right now. The clarifications with the building authority took a very long time, but I can only report good things about our craftsmen. I'm happy for you that it went so smoothly. What are the dimensions of your floor plan?

Even when things are "not going so well," it feels "right" to employ the local craftsmen. Here in Northern Hesse, the craftsmen have a lot to do and you often have to chase after them, but my feeling is that this also affects "the atmosphere" in an area, and it is good here. That is at least as important to me as a good price. A cheerful craftsman also works better than one who is not interested in the job ...

that is nice to hear! unfortunately, being locally based says nothing about the quality of the work. many specialized companies have been sloppy and botching for years and are still local. the workload also overwhelms many family businesses, where the quality noticeably suffers.

The local businesses mainly rely on word of mouth and not on widely distributed brochures. If you ask around in the area, sooner or later you will always hear about the same companies and have independent testimonials. No matter how many positive Google reviews a business may have, I would not trust such reviews. A great house and a successful project so far. Congratulations on that

I could fill entire books with experiences of the kind of rubbish local craftsmen sometimes deliver. Nevertheless, we had our house built by a huge GÜ who exclusively employs craftsmen from the local area.
