New construction small single-family house in NRW

Hello everyone,

I have already read a lot here, but with such a large project I would like to get some advice again to make sure everything goes as planned.

The project:

- 120m² living space (around 135m² floor area)
- Single-family house, 1.5 stories with 45° pitch and >80cm knee wall
- No basement
- Aerated concrete 36.5cm + plaster
- Simple standard interior (sanitary, tiles, etc.)
- Gas heating with radiators
- Energy Saving Ordinance 2014, not Kfw 70
- Extremely flexible floor plan
- Kitchen will be taken over
- Garage/outdoor facilities in EL later

The price expectation:

- House 160k€
- Wallpaper + floor coverings 10k€ (100% EL)
- Additional costs 40k€
= Total 210k€

Plot (450m²) + GES/notary costs are additional but have no impact on this.

Is that okay so far or have I forgotten something important?
Is 160k€ possible with a simple standard?

Regarding the motivation here, I also have to say that unfortunately I have a problem in conversations with companies.
The question is always: "What do you want/can you spend?"

But that is not the question for me, because I don't want the maximum house for a certain budget, but a relatively defined scope of house at the lowest possible price.
However, hardly anyone is prepared for that or you feel unwelcome with that...

Radiators don't make sense these days; moreover, underfloor heating is not more expensive than surface radiators.

Single-family house, 135 sqm including base plate: TEUR 200
Plot: xxx
Additional construction costs: TEUR 35-40
Painting and floor coverings in additional service: TEUR 20
Outdoor facilities in additional service: TEUR 10 (only the essentials)
Reserve for extras: TEUR 10

All in, before plot: TEUR 280


Short and sweet: No; at least not if you want to enjoy your house for years ;)

Hello construction expert,

thank you for the quick response.

So far, I haven't found a provider who didn't want at least €5000 for the underfloor heating.
Apart from that, I don't want it. I currently have underfloor heating, but normally classical radiators, and I was more satisfied with those.
If, as desired, there are carpets in the living room and the entire upper floor, I will have more problems than benefits with it.
However, I do see the problems with a possible sale later on.

You write €200,000 for 135m² of floor space, meaning €1666/m² of living space for basic standard.
That seems a bit high to me, but if that is the case, I will have to live with it.

There are no outdoor facilities except for a fence and grass seed, which I have included in the incidental costs so far.

I find €20,000 for floors and wallpaper in EL very much.
About 100m² of floor and around 400m² of wall are to be done.
I calculate €20/m² for floors (carpets) and €15/m² for wallpaper plus paste.
That comes to €8,000 plus some reserve.

I do not count the contingency fund among the costs; there is enough security in case it gets more expensive.
I just don't want to plan so expensively right away.

Acquaintances built a house of the same size in 2002 for €120,000 including incidental costs plus land.
I hope it doesn't have to cost more than twice as much by now.

If it does, then it’s over. At €280K plus land, I’m at €370K here, and that’s for a very simple house with just 120m².
For that, you’ll rather get a finished one from 200x here with 160m² + basement + double garage and 700m² of land instead of 400.

What a pity.

2002 to 2014... well, there won't have been a price doubling in 10 years, but it's not entirely unrealistic.

Ford Fiesta around 1993: 6,000 Euros
Same model 2005: 12,000 Euros

Just as a thought. Construction prices have unfortunately increased significantly in recent years.

That's what we thought once too ;)

But if you don't want to move all the soil with a wheelbarrow and a spade (which depending on how long the excavation lies is really hard work to impossible), then you'll have to call in an excavator again.

On top of that comes the preparation for the garden soil so that it is level. Otherwise, you'll be hopping around on your lawn later.

Terrace? Paths? Possibly stairs??? We just got stairs. Admittedly, we needed 10 steps to the front door because our property is slightly sloped, but that cost us another €4,000 :eek:

We estimate the terrace at about €2,500 (wood), the double carport costs us €11,000, the garden house is another €1,500. Earthworks for carport and garden house are now at €1,000.

Then we still have no fence, haven't leveled the garden yet, and haven't bought grass seeds either.

And believe me, the wishes get bigger when all the neighbors around have already finished their garden design :oops:
