New construction in the second row - access development options

Hello everyone

We are currently planning the construction of a single-family house in the second row on a plot already developed with a single-family house. Only a dirt road leads past the new house, the street runs in front of the existing house. Now the question of development arises.
Option 1: We partially connect (water, sewage) to the existing house. Gas and electricity directly from the street. About 30-40m. For the sewage, however, I would have to install a lifting station.
Option 2: We follow the dirt road about 90-100m and connect everything to the street running there. Advantage: no lifting station necessary.
I have to bear the costs alone in both cases. Now I have absolutely no idea what something like this costs. Are there any average values per meter? Are there companies that carry out such development or do I have to have everything done by the respective supplier? Which option I use does not matter to my municipality, as long as it costs them nothing...

We only have "50 meters" to bridge, but we are also a bit afraid of the costs. We found values of about €100 / m on the internet for (sewage, water supply, and electricity) + connection fee. At best, just as a reference.

Based on my own recent experience, I recommend that you obtain offers from the utility providers.

The civil engineering work can be carried out by yourself, i.e. your excavator who digs your construction pit can dig the trench as well. If he even has the authorization to connect the utility lines, all the better.

The pipes were provided very cheaply by the respective utility provider for our construction project. They were laid by our excavator.

The utility providers will certainly specify the direction for you, i.e. they will inform you whether it is a field path or an existing house.

Basically, I advise having your own connection! Anything else could lead to problems in the future.

A lifting station is definitely somewhat cheaper but can lead to serious problems, even in my last rental apartment I would have loved to tear that thing out.

100 meters to the main line, phew. I'll tell you right away, that's probably going to be an expensive affair. It also depends on the exact distance and the soil they have to break through. And then, of course, you still pay the normal connection fees. Speaking from experience, I had an undeveloped plot of land.

Just inquire with the supplier about both options. I think the price is high. Good luck

We spoke with our supplier today: Result – cheaper than expected and cheaper than what we read online. So just ask without obligation first, they will gladly give you the price per connection and meter.
