Just a question out of interest. The additional financing would then also have to be registered again as a land charge, right? Or does a bank generally only grant a personal loan at higher conditions for such an amount?

If you want the extra as a mortgage loan at the mortgage interest rate, sure. Then they increase the mortgage charge. If you don't want that, you get a consumer loan or, if possible, a loan with a pledged life insurance as collateral. Then the interest rate is roughly at mortgage level. That's how we financed. Half mortgage, half life insurance, interest rate identical.

Some banks have also been happy to provide such amounts as unsecured modernization loans since the introduction of the WIKR. In principle, it is a general-purpose loan, but the conditions are significantly lower, at around 3%.

This could be cheaper than registering an additional property, if it is repaid quickly.

I would also compare between an installment loan with free special repayment options and an increase secured by a mortgage to see which is cheaper
