New building connection costs, especially wastewater

Hello everyone,

I registered here in the hope of shedding some light on our construction planning darkness.

We might want to buy a plot of land for building a prefabricated house without a basement. The plot (400 sqm) will be separated from the rear part of an existing one and made accessible via a right of way.

Now we are trying to clarify in terms of feasibility and potential purchase price in advance what additional costs will come our way. The largest part will certainly be the utility connections. From the street on which the “mother plot” is located to the house, it will be about 26 m. So far, we have been informed by the local technical companies/ city drainage that it is a separated system and that rainwater must be absorbed locally. In addition, a lifting station is necessary.

Apparently, one has to take care of the entire installation themselves.

As a basis for judgment, we were told:
Wastewater:
Plot connection in public area: €1,500-2,000/m
Plot connection in private area: €1,000-1,500/m
House connection pipes: €500/m
Lifting station: €3,000-6,000
Rainwater:
Infiltration system: €3,000-5,000
House connection pipes: €500/m

If I roughly calculate this, I come to €35,000 for wastewater alone. Fresh water, electricity, and telecom are not even included yet (any guesses on these are welcome?).

If I have to estimate all connections up to the house at €50,000, this is disproportionate to the land value for us.

Are these actually realistic assumptions?

Forgive my possible naivety, but I am completely clueless and we are only at the stage of basic considerations.

Unfortunately, you can find very different values online.

Will probably be less but yes, plan it that way, because usually you only get nasty surprises if you don’t plan for it. If you end up needing less, you’ll be happy and can buy nicer lamps...

Thanks first of all for your reply. Certainly, we would not want to calculate too narrowly, but with a plot value according to the standard land value of around €70,000, €50,000 just for the media connection is already disproportionate and makes the whole thing appear unattractive…

Don’t know where the property is, but usually people are just happy to find a property at all. Many cost-intensive measures are often included in the property price. Is the property cheap for the area?

That's the case, especially when the heights are messed up. Backlot connections are damn expensive. 1000€/m in civil engineering costs add up quickly, plus manholes, connection to the road, etc. 50k might be a bit much, but you won't manage under 30k. Just having the driveway paved will cost another 20k. 400sqm for a detached house is by the way very close to impossible. Do you already have a floor plan ready?

Could there possibly have been a communication error in your inquiry?
I would plan wastewater shafts close to the property boundary, then the earthworks can be planned together with the other utility providers.
The earthworks contractor you trust will offer you a flat rate, length of path plus once around half the house... (rain downpipes)... then house connection costs often include up to 15 meters and are to be paid as a lump sum to the utility providers...
For paving, I would anyway do without it on a prime property. Gravel is enough.

You can fit a nice house on, for example, 20 x 20 or 15 x 26, the problem is often the turning circle of the vehicle fleet.
