New apartment purchase: Is it financeable this way?

Hello everyone,

we have found an apartment that we are considering buying.

It is currently being built according to KfW Standard 40, has 3 rooms with 96 sqm and 177 sqm garden. It is located in a southern German major city with very good infrastructure and transport connections.
Purchase price: €640,000

A KFW loan for KfW 297 with 2% interest is to be included, which reduces the bank loan.

Age: 45 (he) and 41 (she), married
Occupation and income: Engineer at an automobile manufacturer, €4500 net, medical technologist €2500 net. Both full-time, no children and none planned. We both have disability insurance.

Equity: €200,000

Expenses:

Cold rent: €1055
Additional costs: €200
Household: €1000
Savings: €1000 house construction, €300 other
Car: €470 employee leasing, meaning only fuel costs are added.
Fuel: €150

13th salary, annual bonus for him, vacation and Christmas pay are not included in the financing.

We do not want to spend more than €2300 as an installment.

Do you think it is realistic that we will be able to finance this?

others here can better assess that than I can. I would check how much the parking spaces/underground garage might cost. That is added on top. Then the special features. Purchase incidental costs and kitchen reduce the equity to be used for financing. Do you have an ID for the exposé? (No linking in the forum)

Let's do a rough calculation: Purchase price 640k Additional purchase costs: 60k Kitchen, garden stuff, furniture 20-30k Underground parking/parking space? Minus 200k equity That leaves you with 520-550k external capital. With the 2300€ installment, at 3% that is about 28-30 years until repayment. I'll save myself the trouble of breaking this down into KfW and normal loans at this point. Basically doable, but I would tend to aim for a slightly higher installment; with 7k combined income, more than 2300€ is possible. I would prefer that over special repayments, because those tend to get blown on other things.

Where exactly do you see a problem with a net income of 7,000 EUR + x monthly for 2 people?

We are no longer the very youngest, does a bank still do something like this with such a long term? In my mind, the thought still exists that you have to be done by the time you retire.
