Network planning for a newly built semi-detached house - sensible or possibly overkill?!

Good day everyone,
the following starting situation:
Semi-detached house with 3 floors (ground floor/first floor/attic). A total of 12 network connections ending in the utility room. Magenta 250 will be booked as the tariff. The 12 cables equipped with keystone modules run into a "patch panel" and from there into a Netgear GS116PP PoE switch. From there into a FritzBox 7590AX (modem+router).
In the living room wall on the ground floor (inWall HD, here I reacted too late, so no preparations for the ceiling construction are planned in the concrete ceiling) and in the hallway ceiling on the first floor (Nano HD, as suspended ceiling still needs to be realized) 2 Ubiquity WLAN APs will be installed, which should supply the house + garden with WLAN.
1 TV, 2 PCs and a console are initially connected via LAN, the rest via WLAN. Otherwise, smaller gadgets like Shelly actuators for the roller shutters and the typical Hue/Alexa stuff. We will not use landline telephony.
Yesterday in bed the thought occurred to me whether the already eagerly purchased Fritzbox is not a total overkill because I hardly use it. I will switch off its WLAN function (or?), so I won’t benefit from WIFI 6 since the two Ubiquity APs will take over the job.
Should I rather go for the WIFI 6 version with the two Ubiquities?
The router has 16x PoE+, but it is not manageable, which apparently leads to problems with MagentaTV since it is multicast. So far we do not use MagentaTV, but other providers who apparently stream in unicast and therefore there are no problems. Do 0815 users otherwise have disadvantages when using a non-manageable switch? I do not use VLAN, etc.
The NanoHD in the hallway ceiling on the first floor probably will not radiate "upwards" to the converted attic, right? In the attic, where our desks are planned, there are 2 duplex sockets, so an access point could be installed there if necessary.
AVM does not offer any access points for ceiling/wall mounting, right? I am afraid that even the Ubiquitys are already overkill for me and that integration of AVM APs would be much easier and more practical, but now the preparations for the wall/ceiling installation are already done :)

The switch must support IGMPv3. If it does not, there can (will likely) be problems in connection with Magenta. Otherwise, you can do it that way. The Unifi APs are not overkill either. Whether you will have reception in the garden from inside the house is another matter.

It would probably be fine to use a 7520/7530 as well. Since there’s only one LAN cable connected through the switch anyway. The smaller FBs also support DECT. If it doesn’t cover the whole house, you can also opt for a VOIP DECT base like the Gigaset GoBox, which you connect somewhere to the LAN and can place quite well inside the house. Is there something specific that the FritzBox must be able to do?

Very good point. We took the 7530 AX. Not because of Wifi 6, but because it is quite new and will be supported with updates for a relatively long time. WLAN and DECT are deactivated, the box only does DHCP, router, and partly DNS. The Gigaset GoBox is invisibly placed in the living room cabinet, supplies the ground floor, and the DECT repeater from Gigaset is on the upper floor and supplies the upper floor and attic.

That would also have been my argument for a newer version of the Fritzbox. Better to buy a newer model and be supported with updates for 2-3 years longer. Since the transmission power is limited in Germany, the Unifis are similar in performance to other decent products. There is no overkill. In terms of price, they are comparable to other manufacturers.

We do not use landline telephony. The reason to choose the FB was the long update support – I honestly don’t see much added value right now. It’s a shame, I thought you could convince me not to send back that good device :) So stick with the 2-3 Ubiquity access points and don’t switch to AVM. Then disable the WLAN of the Fritzbox. Do you think it makes sense to also replace the switch with a "managed" switch? We haven’t used MagentaTV so far. Since I have a 16-port switch (I specifically chose one that has all the ports side by side so I can wire it symmetrically from top to bottom directly to the patch panel), I’m currently looking for a 16-port keystone patch panel. I actually only find the "faceplate" for 16 ports, without structure behind it: I would prefer something like this: , where I can also secure the patch cables behind it. What do you think?
