Oh pardon, that was a slip-up on my part: it should have said "real estate transfer tax," because only with that one do you have the mentioned problem when buying from the developer.

yes, yes, the planning goal has long since ceased to be about aesthetics and comfort, but rather about squeezing the maximum living space onto the plot

For private builders, conversely: minimum plot requirement even if you want to live in a stately manner: equally sized children's rooms (i.e. a minimum of 18 sqm for each child, explicitly including the tin children) are an absolute must, of course a fireplace as well. The Müllermeiers live beyond their means, and the Beckerschulzes must not fall behind. Reconciling such benchmarks with plot budgets demands a floor area ratio pushed to the brink of white heat ;-)
