We can also build with a simplified approval process since there is a valid development plan. However, our architect recommended talking to the neighbors beforehand and also showing a draft so they already know what to expect and to create a positive basic atmosphere. However, we also have a gap in the existing buildings, and the neighbors on the right and left have lived there forever. In a new development area, that is certainly more difficult when the neighbor has not yet built and therefore does not have a doorbell to quickly ring.

Thank you very much for the many responses! That reassured me greatly. According to the construction documents, there is nothing unusual: The building envelope, the maximum building height, and other requirements have all been fully complied with.

So if there is no development plan for a property, this type of building permit procedure is not possible? I ask because I have another property in the outskirts. But I think I cannot achieve any development with this procedure there either, right?

There is no development plan at all. The land use plan is quite old and somehow not very meaningful. It was purchased as agricultural residential and usable land. But as mentioned, it is in the [Außenbereich], meaning right at the town exit. Very difficult ;/
