My plan for building a house by myself

Hello, I am 26 years old and come from the Koblenz area :D. A few months ago I bought a plot of land here in the countryside with a good 600 m² for a total of ~ 19000€ including fees. Now I have about 20000€ savings left and would like to build a house. According to my calculations, I have 1500 - 2000€ left each month that I can invest in the construction. The idea was a small bungalow with max. 100m² and a simple garage with 40m² where I can work on my car and motorcycle. I do not place any value on expensive fittings for the bungalow and have therefore budgeted 100000 - 130000€ for the entire construction project. At the bank, I only wanted to borrow enough money to get the shell construction reasonably finished, i.e. garage and bungalow built, plastered from the outside, roof on and windows with doors installed. At the moment I still live with my parents and am not forced to finish quickly. According to my purchase contract for the plot, I have a full 5 years to complete the construction.

I want to do the excavation and the floor slab alone with my buddy, with whom I once bought and repaired a small excavator together. We also want to do the masonry ourselves as far as possible, since both of my grandfathers were bricklayers. I trust myself to install the entire heating system because I have already installed three rooms for a friend myself. I also know a master roofer who would do the roof frame and the roof together with me.

What do you think about my plan?

Sorry, I couldn't resist: My grandfather was a goldsmith? Does that mean I make my own rings?

Now seriously. If you do a lot yourself, the amount could work out, I'm not an expert on that....

But do you have the time to do it all yourself? What about family planning? 100m² is not much for a family

The question is how much time you still have on the side to manage such a project.

And I hope you are aware that with a new build you have to comply with certain regulations. In Germany, everything is regulated, you can't just build something up.

I'm not an expert, so I would at least advise you to sit down with an architect who can explain and break it down for you.
And for 100,000 € you won't get enough material to finish the house :)

a big project. You want to take 5 years for the construction and live at home or in the half-finished house during that time.

You should consider that you have saved a lot of equity for your age so far. I just assume you lived for free with your parents, tinkered on the side, and possibly also skipped vacations. Such a careless life ends when you are involved in construction (no more tinkering) and have to pay interest (no free living).

Also, a bank is not interested in financing half-finished houses. They will require a cost estimate, preferably also with own labor (muscle mortgage). They will certainly recognize some of it but not everything. So you will have to borrow more money to have large trades done.

As for the execution, I am not familiar.

You read a bit like my son. His name is also Marc but he is 6 years older than you. He just came up with a great idea that I should try building daycare centers ... that's what happens when supposed "knowledge" is confused with "ability" and whatever else beckons :(


So you want to finance the interior work from your current income? Ambitious and certainly interesting if, for example, the plumbing company offers a higher material down payment.


There is indeed a competitor who offers an 85 sqm bungalow turnkey for around 100,000€. The question is whether you want to meet a minimum standard or rather a long-term value-stable property. You are still very young; many things can still happen in your life, so you should at least consider the possibility of selling the property someday.

Realistically, in the Koblenz area, you have to expect costs of around 170,000 - 175,000€ for a bungalow of 108 sqm living space as a Kfw 70 efficiency house; turnkey. Bungalows are always more expensive than comparable single-family houses!


The refined shell – if you buy it turnkey from one source – is in my opinion around 100,000€. If you want to build everything yourself, you should have good purchasing options. Certainly enough time besides the job; I estimate that the construction will cost you about 1.5 - 2 years. But that assumes you are on site every free minute.


Then I hope you can read a soil report and estimate what happens if the foundation is botched.

It is true that most money can be saved when building the shell. Still, you shouldn’t be so naive as to think that it’s done with just some horizontal and vertical walls. Find a competent site manager who will keep you and your buddy in check if necessary and supervise the construction. Otherwise, you will quickly end up in an unpleasant situation and your bank won’t watch idly for long.

Find an architect – you will need one anyway for your building application. Discuss your ideas with him and then take it from there.

PS: even a "little" additional construction costs will come up for self-builders too!

and the up to €35,000 ancillary construction costs too... no matter if you build yourself or not. :D
