Modernization of the terrace and bathroom - costs

Hello everyone,

how can future modernization costs for a terrace of approximately 40m2 and a complete renovation of a bathroom of about 10-12m2 be assessed when buying a house?
For the terrace, a new floor covering needs to be installed, and the terrace entrance through the living room is a complete glass wall. The bathroom needs new tiling, as well as the purchase and installation of a modern shower cabin and washbasin (plumbing).

Are there any rules of thumb or standard assessments for evaluating such investment costs?

The seller doesn't care about that, not at all. Make him an offer for the house in the amount that it is worth to you.

Yeah, terrace with own work 3k, professionally done easily 6k upwards, bathroom 10k with medium quality. I don’t understand the thing with the glass front, it stays as it is, right?

I would budget 15000 for the bathroom. A large bathtub already costs 2500 and a shower 1500... The washbasin is about the same. Then tiles and good fittings. Everything is a good average, mid-price range. For the terrace, it depends on what is available: can the supporting floor be retained and built upon? Or should it be wooden decking or stoneware tiles laid in a mortar bed?

Many thanks in advance for the quick responses.

The glass front is located between the terrace and the living room. There are larger signs of use both at the bottom, top, and on the sides (at the "hinges" or whatever you call them?). On the right side of the glass front, there is a right-left sliding glass door as an entrance to the terrace. As already mentioned, the entire glass front and the terrace floor stones need to be renewed/modernized. As a non-craftsman, I have no way of estimating the costs at all. What do you think about it?

Would the bathroom really be that expensive? I mean, it is only min. 8m2 at most 10m2.

What do you estimate in modernization costs?

Well, the bathroom has already been mentioned. It won’t be much cheaper than my estimate, that’s already the budget version. If you do it normally with the plumbing, Yvonne’s estimate is probably more realistic. The glass front could also be called floor-to-ceiling window and sliding door, then you know what is meant :-) Honestly, I can’t estimate from personal experience, but it definitely won’t be cheap, I think 5000€ will easily be added on. I had only estimated the terrace work. Apart from the bathroom, by the way, I would say you can do it, but you don’t have to. Especially the windows/door, I would first observe whether they are reasonably tight and if they still work properly. If that is the case, no one forces you to replace them immediately. The aluminum itself doesn’t break, new seals in the door and properly cleaned, and it will last a few more years. The same goes for the panels. Of course, today you wouldn’t lay such panels anymore, but for now they lie properly, functionally I don’t see any limitations, only visually.
