Minimum floor area - utility room and AZ on the ground floor - without basement

Good evening everyone,
we might possibly be facing the topic of building a house at some point, which is why I have been more passive here lately.
Given the current prices, I want to use the space as efficiently as possible and build only as large as necessary. However, some parameters are fixed:

    [*]No basement
    [*]Utility room / technical room on the ground floor
    [*]Office on the ground floor
    [*]Stairs preferably straight
    [*]Kitchen - dining - living area (of course) open

How much living / floor space would you say is needed at a minimum under these conditions? The area on the ground floor would presumably dictate the area on the upper floor.
Ideally, the house should, of course, not feel too cramped.

I am also asking this question because prefabricated houses with this configuration are hardly found under 180sqm of living space.

Perhaps someone of you has built with similar conditions. Thank you very much, I look forward to your input.

It's no coincidence now. A straight staircase requires quite a bit of space in order to also appear generous. An open-plan room of 45-50sqm is desired by most, a shower bathroom on the ground floor as well. If you add a study and a utility room, then you have a pretty large ground floor area, which also impacts the upper floor. The simplest solution to the problem would be to move the study upstairs. We also have the utility room in a small annex (warning: this was not undisputed here because of the appearance). Without these two measures, our house with dimensions 9x10m (external) would only have had an open-plan room of about 30sqm downstairs, with a 25sqm children's room upstairs. But strictly speaking, the question of the best layout cannot currently be answered because it is not clear what you want to accommodate upstairs.

Thanks for your answer. The upper floor should contain a bedroom, 2 children's rooms, and a bathroom. I’m not very old yet, but I already have problems with one knee. Therefore, it would be pleasant if there were no staircase between the kitchen and the study. That is one of my main walking routes, so to speak. The knee problem also results in a preference for the straight staircase. However, there might be gently angled variants, and I would have to look into that.

Whether it is possible to accommodate the study or utility room in an outbuilding probably depends on the development plan.

But it could probably also be a two-flight staircase (?) I will temporarily sing the old song of : please fill out the questionnaire!

If the knee problem is only temporary, then forget what I think about it.
If the property and development plan allow it, then build a bungalow. Here you can definitely stay under 130 sqm.

The first thing that comes to mind is the NEO 100 from Fingerhaus. 125m² - everything included. The question of "cramped" is probably felt differently by everyone, you have to judge that yourself.
