Merging two parcels of land, what about the financing?

Hello dear fellow campaigners,

I hope this is the right subforum, otherwise I kindly ask a moderator to move it:
The following situation: I own (some say they own me...) two houses, each standing on its own parcel of land.
They are financed, not paid off, and the bank is registered in the land register.

I plan to demolish the utility buildings in the second row and build a new house there. In the site plan, the new building is outlined in red.

I was also at the building authority at the beginning of 2020 and presented them my project.
Result: According to building law (Lower Saxony, Building Use Ordinance of 1962), building over two parcels is not allowed, so they must be merged.
A condominium association with two units corresponding to the houses will then be established, I remain sole owner.

Question 1: The land charge will be correspondingly transferred to two units. Correct?

Question 2: Would the “new” bank, which takes over the financing of the newly to be built third house (another condominium unit), have first rank or does it have a disadvantage because the other two condominium units are “encumbered”?

Thank you very much for your help, as soon as things become a bit more concrete, or the preliminary building approval is done, there will be a separate thread.

Actually, it will be transferred to all three apartments.

Talk to the old bank. The answer can go both ways.

The easiest way is to create 3 plots of land. The front ones each smaller and the new building its own plot

Also had the idea at first, but it won’t work because of access. The strips to the right and left of the existing buildings are probably not wide enough for a proper GFL. Maybe mon can still get in from the back...

Have the possible alternatives (building encumbrance, re-parceling) been sufficiently discussed?

Then why WEG?

Your project requires a completely new evaluation. Should another bank be involved? Have you already spoken with the bank/banks?

Has it already been applied for? What was asked? How are the parking spaces resolved?

So is there a development plan?

Thank you very much for your response, the third house does not exist yet :) The house bank of course says no problem. It would be the same ones. I asked at another bank once

That was also my thought, but unfortunately there is a rear building limit. If you divide the plots so that the building rights for the existing buildings are not violated (floor area ratio), the new house is 1m deep.

Regardless of division or consolidation, the info: On the right side I have a right of way, also registered in the land register with the neighbor (and he with me) According to the building authority, this access road is sufficiently wide, since only 2 full floors are built.
