Meaning of spatially effective garages

Hello,

I have a question about the development plan that applies to our property.


What should I imagine under "spatially effective garages"? We need to build our driveway in the southwest of the property, our carport should actually be directly at the boundary in the southeast (we have a border property, so there is nothing further east). Judging by the development plan

raumwirksam means "changing the environment". In other words, your garage should visually fit neatly with your house. So no bright pink glitter garage.

Here it is probably meant that no above-ground buildings are allowed within the 5m strip. The carport may therefore not be built directly on the street boundary, but with a minimum distance of 5m.

I had the same suspicion. A shame.

Is such a requirement usual? Often the garages / carports are right on the street.

In planned areas, that is where development plans have been drawn up, a 5m distance from the street is very common. Of course, it depends on the visions of the urban planners at the time the development plan was established. And the traffic planners also have a say.

You have to imagine this in practice. Our building plot is located at a dead-end with a turning hammer. There will be no sidewalk. Roadway width 4 m. So that the garbage truck can get through. Parking on the edge of the street is therefore absolutely taboo. The property boundary is the beginning of the roadway. If everyone now places their carport directly at the edge, it will be difficult to maneuver in. Then these things usually have a roof that protrudes a bit at the front. Into the airspace of the roadway. Bam, the garbage truck crashes into it. So, the distance requirement is only reasonable. Karsten
