Meaning of eaves side heights?

Hello everyone,

my family and I looked at a plot of land yesterday. Everything is basically perfect. The location is not great but good. The plot is flat and affordable for our region (district of Böblingen).
The only problem is that I interpret the development plan to mean that the eaves height may be a maximum of 3.3m and now I wanted to get your opinion on whether I am interpreting that correctly.

The exact text reads:

"The eaves-side heights, measured from the ground floor floor level to the intersection of the outside of the enclosing wall and the upper edge of the rafters, must not exceed 3.3."

The development plan is quite old and apparently has been updated or changed more than once. I also uploaded it so you can have a look.

Roof type: gable roof (30-38°), no restriction on ridge height, 1 full floor.

Yes, the eaves height is likely to become problematic there. The thing about the development plan still comes from the time when (older) typewriters were still in use. Maybe there are new developments regarding that? This often occurs with old development plans.

where is your interpretation that you are asking for our opinion on? ;)

Thank you for the prompt response. The plan has been legally binding since 02.06.82 The development plan was apparently only recently "copied" by the office. Therefore, I assume that it is the most current version. Can I submit an application for amendment somewhere or apply for an exemption? With this plan, I can pretty much forget about a usable upper floor :/ Thank you

"traufseitige Höhe" and "Traufhöhe" I would cautiously interpret as identical. Here it is only further defined how exactly this is to be measured, namely from the top edge of the floor of the ground floor. As I said, I find it quite clearly formulated as a layperson.
