Massive house with basement. Is our budget enough?

Hello everyone,

we are still diligently looking for something of our own. By now, after x viewings, we have realized that within our price range near Munich, only existing properties from the 60s and 70s are available. Renovation, modernization... all that comes on top and somehow that doesn’t suit us.

So plan B, buy a plot of land and put a single-family house on it. Of course, further out, but close to the highway, so you can get to Munich quickly.

Now it looks like this.

Plot, approx. 540 sqm for 128,000 euros, is developed, soil survey is already done.

Our limit for everything including additional costs is an absolute pain threshold of 370,000 euros.

So that leaves about 240,000 euros for the house, inside, outside, garage and importantly the basement.

Our wish: 5 rooms, about 150-160 sqm living space, basement, double garage and built stone by stone.

Is that doable, or are we living in a dream world?

I’m currently gathering offers from companies because there is somehow nowhere an example house with a price online to get an orientation.

Put plainly: yes, you are living in a fantasy world – but you could have figured that out on your own if you had looked around a bit here in the forum

A single-family home with 150 sqm with basement costs you (here in the Rhineland) as a KfW 70 efficiency house EUR 240,000, garage – I would always recommend a prefab garage – costs another EUR 11,500, with sectional door even 13,500 (stone on stone built you can safely assume double the cost). That makes a total of EUR 251,500 or EUR 253,500; additional construction ancillary costs of EUR 30,000 come on top and then extras like a new kitchen etc. are not even mentioned yet.

Without a basement and without extras, the whole thing might just barely be feasible; although I estimate the price situation in Munich and surrounding area such that the above prices should be calculated with a surcharge.

Hello,

we are building solidly in bungalow style with Rötzer Ziegel Element Haus, but with an attic. 160 sqm net living space + 36 sqm walkable attic. This way we saved on the basement. The house costs turnkey, including painter and flooring work and including the base slab 235,000 EUR.
A solid house, in the size you want, with a basement for 240,000 EUR should be very tight...

ok, let's leave out the basement and store the "Unrat" under the roof. Then we should actually manage. That's quite a lot of money after all.

Indeed. A basement, I think, is actually a room the world (nowadays) no longer needs. Unless you integrate a sauna / swimming pool / party room / hobby room in it. I see it with us. We now have about 50 sqm of basement in the rental house. About 12 or 15 of that is laundry room. It's probably still about three quarters of a year until our house will be finished, but we're already slowly starting to sort out and clear out. When I look at all that, it will probably come down to two-thirds of the contents being thrown away. If you look closely, over the years, you've only kept all sorts of junk that nobody needs anymore. That's why in the end I will be glad not to have a basement anymore.

It is clear that a lot of trash ends up in the basement, and that it is more expensive than above-ground built square meters is also clear. In our case, however, there is a maximum building height; I have no space under the roof for storage, so a basement is necessary. If it can be solved differently, it is definitely cheaper!
