I am very sure that I am not misreading the development plan. I will copy the symbols here later. Development with DH is possible but not mandatory.

I find 17m very tight, because
- width for the double garage 7m
- boundary distance on at least one side min. 3m
- boundary development with a single garage on each side is not possible.

= 17-7-3
=7m house width.

I am rather planning with 9.5 - 12.5 house width.

For us, the double garage is a KO criterion. Cars are protected, no scraping in winter, no fogged windows, dry feet into the house, no maneuvering and no parking search.

Are the cars scared in separate bedrooms, do they get spooky at night?

Two boundary distances, two garages - that seems obvious (?)

Besides, there are parking heaters and thermal mats for the windshields. Is it really value-preserving for both cars to be parked in a garage? - usually, out of two cars, one is more of a utility item, I wouldn’t make a fuss about that.

Other location factors like the reputation of the local schools, the view / landscape quality, etc. seem more important to me; and you will hardly find plots with full points in all aspects.

I am allowed to build a garage on a boundary. On the other side, there must be a 3m distance between the garage or house and the boundary. I am not allowed to build on the boundary on both sides.

The thing with the garage has nothing to do with maintaining value. Although that can certainly be argued in the case of two new cars.

I have parked on the street for years. I don’t want to do that anymore. I just want to get in and drive off. I don’t want to worry about storm or hail. The worst is in winter. Fogged-up windows and scraping ice off the windows. I want to go directly from the garage into the house without getting wet. Both cars are used daily. Both cars are needed very early in the morning. To me, it is completely incomprehensible how anyone can build a house today without two proper parking spaces. That’s just where the priorities differ.
