Make 2 out of 3 plots

Hello everyone,

as known from other threads, I am currently looking for a plot of land. Now I have been informed by an acquaintance about upcoming plots. However, the plots are very narrow. But since we definitely want a double garage, the plots are therefore out for us.

Now the acquaintance gave me the idea that one could buy 3 plots and turn them into 2. We could then build on the first one and have the required width, and sell the other one. Or directly find someone who takes the other half.

I have also already googled but found nothing.

How is that legally? Can and is one even allowed to do that? Is one allowed to build there at all then?

How does the whole thing work then?

That means you want to divide the middle one and make the left and right ones one and a half times as wide?

These are two steps:

Division of the middle one (involving surveying work), relatively complex;

Merging each half with the neighboring whole: if the owner is the same, a call to the land registry office, symbolic administrative fee.

Ok. That doesn't sound too complicated at first. Do you need a permit for that?

Provided the plots are all undeveloped and not encumbered with mortgages, easements from rear owners, or the like: then I would not expect a huge effort for the application. The dividing line simply has to be measured precisely. The formerly entire plot will then also receive two new parcel numbers, two land register sheets, and so on. The responsible office also explains the basic "how" over the phone. Just give the cadastral office a call.

First, it must be clarified whether the properties are located within the scope of a development plan. It could contain provisions that do not correspond to your plans.

You can also, if the development plan allows it, combine 2 plots into one.

But if they are that narrow – are you perhaps dealing with semi-detached house plots or something similar here?

What width are we talking about?
