Hello everyone, I am looking for someone to accompany the construction of a single-family house in northern Rhineland-Palatinate, that is, someone who supports the tendering and selection of trades and monitors the construction process.

Can you recommend someone to me?!

Basically, you can also hire architects even if you do not (also) want the classical planning services from them. Site supervision and tendering are already things where the architect would be my first choice for this, based on their professional profile.

Good site managers are typically found with architects or with developers, in both cases retirees are also happy to receive inquiries. However, tendering is rather a classic architect competence field.

Do you also mean by "selection of trades" that advice on the choice of building materials is still required?

Which RLP North are you referring to: AW, AK, WW, ...?

No, I was a bit unclear.
I meant the support with the tendering of the trades and the selection/ evaluation of the offers as well as the construction supervision.

Where exactly is "nördliches RLP"? Have the service phases 1-4 (design to building application) already been completed? Does a detailed design (service phase 5) exist, which must be completed before tendering/contract award and construction realization?

I hope you are not thinking in the direction of writing the text yourself and only having the expert proofread it - that would be saving at the absolutely wrong end.

Talk to the expert about what reasonable involvement on your part he sees in exchange for a concession on the fee, and otherwise leave all that stuff to him. One of the most important things here is to know his people and their trick repertoire inside out.

Maybe you can find two retirees who know each other, where one was an architect (for the tendering) and the other a construction manager or foreman (for construction management).

The second big key to the price music is clean planning to avoid so-called overhead hours as much as possible. This requires special care with the issue of detailed drawings. A common expensive annoyance is that nowadays planning increasingly uses dimensions that are not aligned with the brick size grid. This literally causes unnecessary labor-intensive fiddling at every corner and end.
