Hello everyone,
So far, as a silent observer, I have been able to gather good tips from you.... since things are now becoming concrete for us, we basically have the question about the location of the house on our plot at the start.
First of all, I will try to answer as many questions as possible:
Development plan/restrictions
Size of the plot: 656 sqm
Slope: yes (~ 2 meters)
Building window, building line and boundary: 2.5 meters distance to the border
Number of parking spaces: double garage planned + additional parking space
Number of floors: 1.5
Roof shape: gable with 35 degrees
Orientation: south
Maximum heights/limits: single-family house 460.25 (where we probably want to go down to 460 to minimize the filling)
The house has external dimensions of 9.75 by 8.75.
On the plan, north is at the top and we are supposed to move the house as far north as possible (minimum 2.5 meters distance to the border). Since we have a plot sloping down to the east, we would place the house (without basement) relatively far to the west. Furthermore, we thought to place the garage to the east of the house with a driveway of ~ 5 meters.
Now our questions about this:
1. Generally other ideas?
2. Would you align the garage with the house so that garage and house stand parallel, or directly at the property boundary? If we align the house with the street and the garage with the angled property boundary, the garage would look like it doesn't belong.
3. The single-family house is at 460.25 while we could go down to 460 meters... thus, we can reduce the filling of up to 1 meter in some places. Your opinion on this?
4. The house would then stand at 460 and the garage at ~ 458. How would you design the area between garage and house? Embankment?
5. Would you divide the garden? That means perhaps carry through the separation with an embankment between garage and house all the way to the south? Also to minimize filling/removal of soil? The planned garage could be filled with earth laterally up to 0.5 meters without any problem.
