Local construction companies or general contractors wanted in the Mettman area

Hello,

I am new here in the forum and would like to introduce myself first. I am 32 and my husband 33. We have a 2-year-old son, but in the next 2 years, we may also have another child.

Now to my concern: Currently, I have a plot in Heiligenhaus reserved from the city and I am now looking for a construction company for a semi-detached house. I want to spend a maximum of 400,000 EUR in total for my building project including the plot and additional building costs. The plot costs about 112,000 EUR. I estimate about 40,000 EUR additional building costs. The living area should be about 150 sqm. Due to the limited budget, the basement is out. It can be built as a 2-story house with a gable roof (30 - 45 degrees). The roof should only serve as storage or basement replacement space. Must-have: underfloor heating on both levels, electric shutters on both floors, walk-in closet, semi-open kitchen (separated from the living area by a double sliding door running inside the wall), garage with 9 m length. Nice-to-have: KFW55 (heat pump + solar, as it is subsidized by the city with 5,400 EUR), fireplace provision, smart home, walk-in shower.

Currently, I have scheduled appointments with 2 prefabricated house suppliers: Hanse Haus -> 1st meeting was quite pleasant, but the rough price estimate already seems too high for my budget (about 270-280,000 EUR but with the nice-to-have features). However, I will get the exact data on Sunday. Fingerhaus -> appointment planned for Wednesday.

Now I would also like to do a comparison with a solid house supplier or also with a general contractor. I have read a lot of positive things about ARTOS Haus, but they do not build in Heiligenhaus. Grateful for any tip.

Viebrockhaus, show house exhibition in Kaarst. Solid clinker brick. We have it, are very satisfied.

I had Viebrockhaus in mind as well, but I thought you also pay extra for the name there.

TEUR 40 ancillary building costs refer "only" to the pure house ancillary costs - painting work and floor coverings are not included unless they are listed in the offer. The outdoor facilities are also not included in the TEUR 40; nor any extras.


Ambitious for the budget ... because:

Budget: TEUR 400
Land: TEUR 112
Ancillary building costs: TEUR 35-40

TEUR 248 remain for the semi-detached house. This results in 135 sqm and enough euros left to pay for painting and floor covering work as well as the minimally required outdoor facilities.


I know

This costs TEUR 20 (KFW 55), TEUR 4.5 for a fireplace flue and €720.00 for a floor-level shower or means giving up 21 sqm.


That would be new to me, because I currently have them in Ratingen in competition. I assume they just didn’t know how to tell you that your budget is not interesting for them

I haven’t spoken with Artos yet because Heiligenhaus is not in their area of operation. I thought that would settle things. Most must-have items are included in many developer houses, so I assumed it couldn’t get too expensive. For the 150 sqm, I assumed a price of 1500 euros per sqm, or is that underestimated? Wall and painting work would naturally be added on. I can also initially do without the nice-to-have items. Regards, HBiHH

Only with providers who build double-walled or single-family house providers; not uncommon in connection with an exhaust air heat pump. Nevertheless, you won’t find a chimney flue or a walk-in shower in their standard; both are subject to additional charges.


No, basically a good entry value; further it depends on the architecture of the new building, the desired extras, and the cellar costs (purely usable cellar or fully finished).


For example, there is also the possibility to buy a chimney flue made of stainless steel – it’s cheaper; but also depends again on the architecture of the house.

For KfW 55, it depends on whether the additional costs are worth a saving of around €100-150/year to you. From my point of view, it is currently most economical to build a KfW 70 efficiency house. With an air-water heat pump, you not only save the gas connection but can also completely do without solar.
