Hi everyone,
based on a recommendation here from the forum, we would like to commission a local architect to plan our detached single-family house in the Hochtanuskreis, Hesse.
For this purpose, we have filled out the questionnaire as far as possible.
Could you give us a tip on how to find the right architect for our project locally?
Bebauungsplan/Einschränkungen
Plot size: 520 sqm, approx. 15x35m (15m is the edge to the street) Orientation from street looking onto the plot Southeast
Slope: No
Floor area ratio: 0.3
Floor space index: 0.6
Building window, building line and boundary: 5 meters distance to the street, then approx. 11.2m to the building line in the garden. Footprint therefore approx. 8.7x11.2m.
Edge development: No, only garage on the left side of the house
Number of parking spaces: 2
Number of floors: 2 full stories
Roof shape: Open construction, 0 to 38°
Style: Single-family house with gable roof or city villa
Orientation: Southeast
Maximum heights/limits: Not yet clear
Other requirements: Roof 0-38°. Knee wall height 50cm.
Requirements of the builders
Style, roof shape, building type: Single-family house with gable roof or city villa
Basement, floors: Basement
Number of people, age: 2 parents, 2 children
Space requirements on ground floor, upper floor: On the ground floor living & dining area, kitchen, cloakroom, guest WC with shower, study. On the upper floor master bedroom incl. dressing room, 2 children’s rooms, family bathroom.
Office: Family use or home office?: 1 home office, 1x office mixed use with guest room
Overnight guests per year: One guest room is sufficient
Open or closed architecture: Open
Conservative or modern construction: Preferably modern, ground floor floor-to-ceiling windows facing garden/south desired
Open kitchen, cooking island: Yes
Number of dining seats: 6
Fireplace: No
Music/stereo wall: Yes, in the living area.
Balcony, roof terrace: Not necessary, only terrace on the ground floor/garden
Garage, carport: Garage or carport next to the house
Utility garden, greenhouse: Possibly 2 raised beds and garden shed for lawn mower etc., otherwise meadow, some trees etc.
Other wishes/special features/daily routine, also gerne reasons why this or that should or should not be the case: Height differences of the plot to the neighbor allow that the basement will probably be quite visible above ground. The idea is therefore to provide it on the south side with normal windows with daylight and only illuminate the garden side with light shafts.
House design
Who designed the plan: Do-it-yourself
Price estimate according to architect/planner: Not yet available
Personal price limit for the house, including equipment: 500,000
Preferred heating technology: Heat pump
If you have to do without, which details/extensions
-you can do without: Roof extension, especially dormers, garden and outdoor work can theoretically still be done later or by ourselves.
-you cannot do without: Bright living area on the ground floor with view of the garden.
Why did the design turn out the way it is now? For example
A mix of many examples from various magazines...
