Loan Requirements - Is Physical Disability Negative?

Hello everyone,

I am thinking about buying an apartment and am familiar with the usual requirements for a loan (age, regular income, etc.). Additionally, I have the question of whether a visible physical disability that I have, whose cure is excluded (because of a chronic illness), can be a reason for the rejection of a loan. This is never mentioned in the requirements I found but I have now heard it from someone in the same way.

Is there therefore a written rule about this – and if so, where?

The lending guidelines vary individually from bank to bank; there is no "general" rule where you could look this up (if there is, it might be in the drawer of the bank employee – and they normally will not make it accessible to you).

But: Try to put yourself in the bank's position. The bank wants to keep the risk that the loan becomes non-performing as low as possible. If you purchase a property at a market price, then perhaps have equity of about 30%, and have a regular income, there should be no obstacle to financing. If the equity ratio is lower, it becomes increasingly difficult with some banks (not all) to obtain financing. Usually, the terms (specifically: the interest rate) also depend on the equity.

Back to the disability: Of course, the bank would never admit to rejecting a loan because of it (imagine the headlines in the press if this became public). The core question for the bank will be: Is there an increased risk due to the disability that you might not be able to earn your regular income at some point, and then the financing fails because you lack the means to cover interest and repayment? If this is not the case and you can credibly convince the bank of this, then I do not believe there will be a problem.
