Hi. I have a question for you regarding construction financing. Has anyone taken out construction financing even though the land register entry is not yet available? If yes, what was presented to the bank as an alternative? The background is that we hurried the entire planning process because of the rising interest rates and already have a financing inquiry running for a good offer. However, the plot in a newly developed building area was only purchased by us in March, and the notary is having trouble with the conveyance. The land register entry is the only missing document. It would be really annoying if something goes wrong with the construction financing now. Thanks to you all.

Do you mean a priority notice of conveyance? Is that possible even if there is no land register entry yet? We are in a new development area, after all.

In it, the notary certifies that he has applied for the land charge to be ordered for the financing at the office. This way, the bank knows that - although there is no land register entry yet - the land charge has already been applied for and thus nothing stands in the way of the disbursement of the financing.

This way, the bank knows that - although the entry in the land register has not yet been made - the mortgage has already been applied for and therefore nothing stands in the way of the financing disbursement.

with us, the bank had not yet seen any official documents regarding the property when the loan agreement was signed… they only wanted proof from the notary at the time of the first partial disbursement that the land charge had actually been registered.
