Hello everyone,
we have a plot of land with an area of approximately 650 m2 in sight. However, it is not developed. What costs would we face for the development? The plot shape is an "L". Unfortunately, it has a slope of about 3m. We want to level the plot (no basement planned). What options are available for this?

If you really want to know, ask the municipality, they can give you the best information. Since I come from Bavaria, I cannot even say in layman's terms how much this affects you or how it is composed.

Regarding the construction without a basement, depending on the location, filling is of course possible. On my newly acquired property, the previous owner adjusted the land in connection with the construction of an adjacent house. On the sloping side, this would still need to be reinforced. The height difference was about 2 meters.

It depends: How far away is the nearest public road? How far is it to the nearest power grid, the nearest water pipe, and the nearest sewage system? Where is there telephone/internet? Possibly also gas. The answers will give you a first idea. It will be more precise after inquiries with the city/municipality or the respective suppliers ("Stadtwerke", Telekom, ...).

In principle: filling up, excavation, or a middle ground. Everything has to be coordinated with the neighbors, possibly the development plan or local statutes, etc. In general, you may only fill up to the extent that you can maintain boundary distances (you are not allowed to put a wall in front of your neighbor). Hello everyone,

thank you very much for the first responses..

If I understand correctly, I am not allowed to level my plot simply using angle stones if the neighbor borders directly? Even if he allows it, do I still have to ask the municipality beforehand?

With the water, electricity, and other lines, it doesn’t matter how I build, right?

No, you are not allowed to level your property just as you please - with or without neighbors. You need the approval of the responsible building authority.
