Hi,

just to start - I was registered here before, but unfortunately the account can’t be found anymore. But that was also ages ago... Now the construction is slowly progressing and the first questions are arising. So I had to create a new one.

I have already used the search function, but not very successfully...

We are building with a developer and had a rough initial plan. Now we have received the first offer and one line really shocked me. 1 LED recessed spotlight (without bulb) is actually supposed to cost 260 bucks. Are these realistic prices? I had already inquired before and heard of €50. More often amounts like €100-150, which I could have accepted, but 260 seems a bit exaggerated to me. Doing it myself is also hardly possible...

It is at least not unusual. And with developers and general contractors, it's simply a matter of sink or swim. We also had a general contractor who quoted this price. With others, it sounded quite different.

It strongly depends on where and how the LED spots are to be installed or executed.

The drilling alone into a solid ceiling was quoted by our structural builder at €100 net. So just the drilling without wiring. Because of this, we decided against recessed spotlights and instead opted for the Paulmann U-Rail system in our planning.

How are the spots realized? We have suspended our ceilings with drywall. Spots from Ikea are together with the electrical wiring underneath. The spots cost about €10 or so plus the cables from the electrician. It is important that the light bulb can be replaced. There are actually spots where that is not possible. We have spots everywhere in the hallways and bathrooms.

Originally, we had planned some in the bathroom, in the kitchen, outside near the shed, and in the wall by the stairs.
In the meantime, we have definitely crossed out the ones in the wall by the stairs, because you can also very well use normal lights there that shine "up and down." So we only wanted a kind of passive lighting there. I hope you know what I mean.

Sounds interesting! I will take a closer look at it.

We have also considered the suspended ceiling, but we thought that the price wouldn’t differ much if you announce in advance to install such lights in certain places. If we decide on spots, they will be taken into account already when pouring the ceiling.

By the way, the installation housing does not cost 5€. The price of the cable is probably known as well...
I don’t have prices for switches, relays, or similar, but even if those are a bit more expensive, it cannot be that I’m charged 260€ for one spot, especially when several spots in the kitchen run via one switch/button/whatever anyway.

I will talk to my contact person about it again. If there is no room for negotiation, then I will have to take it into my own hands or fall back on the suspended ceiling... I really like the surrounding lighting if you plan it.

Thanks for the answers so far
