Good evening,

I am currently trying to arrange financing. The situation is as follows: The property I want to buy belongs to a community of heirs. They only want to sell the property as one piece, although it consists of four surveyed plots. I would also like to comply with this request, but the financing did not work out immediately. The plots total about 4000m2, of which I want to develop 2 and probably sell the other two. Equity amounts to about 60000 and the purchase price is 147000 + property transfer tax and notary fees. Do you have any idea how and if I can get financing? The equity ratio should actually be sufficient. Thank you very much.

The heirs presumably want to avoid a commercial property trade (= tax term).

Only a few people will engage with this topic.

They are extremely willing to negotiate.

If necessary, work with seller loans!!! Let them finance you

hello,

how do you come to the conclusion that no one wants to engage with it? have you been rejected by banks?

i would try it with the usual intermediaries

Hello, first of all thank you very much for your answers. Unfortunately, I have already received a rejection from ING.Ing-Diba, but without any further explanation as to why.

A bank is not obliged to inform you of the reasons. There can be many reasons why you do not fit ING-Diba. Creditworthiness, property, encumbrances in the land register, married, etc. etc.

Have you called actively and asked?

Otherwise Dr. Klein, Interhyp, etc.

Also try asking your local house bank. In your case, a variable interest rate makes sense anyway since you want to turn the property into cash. Have you dealt with the speculation tax?
