In my assessment, the price is within the usual range. Doing the masonry yourself and foregoing interior plastering should save quite a bit.

We had a similar problem.. Garage is wider at the front than at the back.. that's why we built it solidly. Advantage: This way we could insulate and heat it directly. Tiles and a sink are now also included. 36sqm area. Costs approx. 40,000 EUR.

Hi,

we also adjusted our garage to the boundary to avoid a dirty corner and still be able to align the house straight to the street. We had previously heard online about much higher prices and that it wouldn’t be proportionate, but we didn’t notice that at all. It probably varies from builder to builder...

Here is a brief list of the data
Dimensions:
- Front of garage: 7m
- Garage length: 8.49m
- Rear of garage: 8.23m

Costs:
- Shell including base slab: €8,730
- Sectional door 5m x 2.26m: €2,829
- Carpenter: €2,800
- Garage sealing: €2,000
- Side entrance door: €1,061
- T30 door: €854
- Windows: €580
- Tiles: €1,500
- Screed: €900

Apart from the interior plaster, these should actually have been all the items. Unfortunately, I don’t know exactly how much the interior plaster cost, but it wasn’t much. The two doors were so expensive because they are additionally burglary-resistant.

All in all, we thus paid: €21,254

Should it be built with masonry? We have a 6x9 m garage as a prefabricated metal construction. With a 6 m wide sectional door for about €15,000.

Steel garages are also available in a plastered version. However, steel garages often have a condensation problem, causing tools and other steel parts to rust more easily. But owners of such garages can probably say more about that. An alternative would be a timber frame garage. Either from a local carpentry or there are also prefabricated providers (Unibox-Sachsen).
