Land purchase without surveying and soil report

Hey guys

Unfortunately, I didn’t find anything suitable through the search.

My concern:
We were sent the purchase contract for a plot of land by the notary, which is just being developed and will presumably be available from May 2018. The plot has not yet been surveyed and there are only "approx." indications regarding the size. Furthermore, a soil survey is not possible because you can neither access the land nor know exactly where it is – currently farmland.

It is a huge development area, in which only a part has been developed and built on so far. Now there is, so to speak, an expansion happening.

Due to the timing of the process, I would of course welcome the purchase now, but you still have some concerns.

Does anyone have experience with such a situation and can possibly report? Trying to postpone the purchase because of the two holes in the ground? Is this an unusual procedure by the municipality or does it happen regularly?

We want to build anyway without a basement.

This will happen to you in every newly advertised new development area. We bought exactly like this, and if it is the right plot in terms of location: go for it!

That's exactly how it is when you buy a plot of land from the municipality. We bought it in 02/2017. It is not developed or surveyed, and therefore there is no soil survey beforehand. You won't be able to do anything about that.

Buy it if you like it. Surveying and soil survey come after the development. That's just how it is..

I find it interesting that some guides always recommend a soil report before purchase. But it seems to be a bit unusual after all ...

Of course, an appraisal is sensible before the purchase. However, if boundaries cannot even be guessed yet, it is not possible. And currently, waiting probably won't bring much. With us, the plots marketed by the municipality were gone within a very short time.
