Land purchase / search... how do I best proceed?

Hello everyone and good evening!

I would like to introduce myself in advance as a "newbie" on the topic of house building and I hope that some unfortunate wording or a somewhat silly question will be forgiven.

It is about the following: We have been looking for a detached house in the Essen area, NRW, for more than 2 years. (Main focus Kettwig, Werden, Heithausen, Ratingen, and Mülheim). Until now, we have almost exclusively limited ourselves to Immoscout and Immowelt and searched there for "offers." After some unsuccessful house viewings and contacting over 20 real estate agents, frustration is spreading.

Since very few new houses appear in our "desired region," we have now considered building a house (...having it built). Now we are step by step reading into / familiarizing ourselves with the subject of "house building."

So the second step was to look for plots. For this, we also used the two aforementioned portals, but quickly experienced disenchantment there as well because there are very few plots in the region on the portals and some of them are also very expensive.

Now I would like to know if any of you can give us some tips regarding plot searching and possibly some recommendations for "good" house building companies. What possibilities or websites are there to search for plots? There are also companies on Immoscout offering "new builds" including plots, but mostly the whole thing is "projected" and looks less serious. Just looking at the contacts sometimes.

Or are there other ways to realize our dream house?

We have completed the budget planning for ourselves. Currently, we are putting together our list of services. Also, regarding floor plans and architecture, we already have concrete ideas (partly already as "floor plan").

Is there perhaps also something like a "schedule" ...? "What" the future house builder has "when" to do?

As you can see, the whole thing is still a bit vague, but that is what I want to change with your help.

Therefore:
Determine how much a plot of land would cost you....including notary and property transfer tax (about 5%?)

Inquire at banks how much you would get.

Dream house sqm x (please google this here in the forum, I’m not so good with numbers ;)) +30BNK calculate. + painting work + outdoor facilities...

Then you can start planning :)

Thank you for your response, but what you wrote is not quite correct. The topic of the bank has been settled for almost 2 years... that is why I also wrote: "the budget planning is already completed". Thus, it has already been decided for us what a house including the land may cost. The ratio between the price of the house and the land will only become clear through the property. It is just not yet certain whether it will be an off-the-shelf house or a custom-designed one.

But before I go into detailed planning, we first have to find a "suitable" plot of land. And that is what it depends on at the moment. And here I also asked for tips and advice.

I hope I have expressed myself a bit more clearly now?

Does that mean everything else is out of the question? Heiligenhaus, Velbert, Hattingen, Kupferdreh, Burgaltendorf ... according to my information, there is still plenty of choice there – however, the price per square meter is higher the closer you get to Essen. What are your ideas? Normal (400 m²), large, small, huge?

The fact is: you don’t find all plots on the established real estate platforms, so it might help to ask the municipalities directly or just drive around yourself and see what is available.

no, everything else in the area would also be considered, although Buraltendorf wouldn’t really be our case, but basically the southern part of Essen with the mentioned neighboring cities. I had also thought about the municipalities, which office is responsible for properties...?

The land registry office.

Often you don’t even need to go to the office; although it can never hurt. The city of Essen, for example, has a very clear website; in the Planning & Building section there is a list of contacts available for download and imho additionally a gap cadastre published.

So you can easily and quickly find initial information in the cities/municipalities that maintain a website. However, you have to consider that the cities/districts you have chosen so far for later living – especially the southern part of Essen – are not exactly the most affordable options.

By the way, Velbert has just offered a number of plots for sale; development is underway.
