Postponing the notary appointment by 3-4 weeks would be the most favorable solution, wouldn't it? We also did that when we decided to go with a different bank for financing at short notice. I think as long as you haven't signed anything yet, you can more likely get the banks to make a good offer than afterward. After all, once you've signed, you'd basically be dependent on the money. I would be cautious about that.

Regarding the first question: FIRST the soil survey - THEN the notary appointment! Who knows what chemicals they used in the greenhouse,... I would always want to know first what I am buying (maybe you will need an expensive disposal of the soil and then pay another 50,000 euros - meaning your property is only worth 18 euros,...).
