Hello community,

we have been searching for a suitable property for quite some time without much success.

We have decided to build with a prefab house provider. However, before that, the suitable plot of land should be found, which is not really easy and cheap in the metropolitan area.

I am reading at least 5 books at the same time to avoid making any mistakes that could later cost a lot of money. Again and again, some information is missing, so no book seems really complete.

Therefore, I am turning to you and asking for your help.

We have found a very nice plot of land. Ideally, we would now like to finalize everything, but I don't know if we have taken everything into account.

Regarding the conditions: The plot has not yet been separated from the entire parcel, so a part of the existing overall property is to be purchased. There are buildings on the land that need to be demolished. However, these also extend onto the land of the current owner and border directly on his development.

About my approach and my questions:
1. Appointment with the owner to inspect the land register excerpt (is this necessary? To gain insight, you need a power of attorney from the owner, right?)
2. Appointment at the building authority to check the buildability
3. Appointment at the mining authority to clarify any dangers from mining damage
4. Phone call to the water authority (what should be asked if you want to build a cellar?)
5. Commission a building survey
6. Agreement on the subdivision of the plot at the seller's expense before the purchase (how expensive is the subdivision approximately?)
7. Cost estimate for the demolition of the existing buildings
8. Financing inquiry at financial institutions (Is it better to plan part of the equity for the house purchase, or invest it entirely in the land?)
9. Purchase notarized
10. Have the land transfer note entered

Have I forgotten anything?

Hello, how did the purchase work out? We are facing the same problem that the property first has to be separated from the parcel. Maybe you can share your experiences. Thank you very much.

Better move point 8 forward. And take a look at a possibly existing development plan right away.
