Land Market Price vs Land Guideline Value

hello,
I am interested in a meaningful summary regarding the currently real payable land prices ( /m²) in relation to the Bodenrichtwert.
According to BoRiS.
Without being able to definitely prove this, I have the impression that one should assume about 1.2
(i.e. real prices about 20% above BoRiS).
However, BoRiS is, to my knowledge, only updated every 2 years.

Does this correspond to your experiences?

What was the ratio for the parcels of land you purchased?

Hello,

I believe it really depends on the area. In our Rhein Neckar district, the current Boris from 2018 is 500 euros / sqm. Properties are actually sold for up to 850 euros. Even above the city in the bidding process with 850 as the starting price!!

I don't think you can say that so generally. It certainly varies by region. Near us, a construction area was recently put on the market by the municipality. The plots that were for sale and did not go by highest bid were priced at €360/sqm. A few weeks ago, exactly there (from private) a plot of land was offered at about €700/sqm. Boris? no idea :cool:

Offered and actually sold are two different things.

Boris or Steffi, doesn't matter. It costs what is paid.

Naturally, I do not know what was actually paid. It could of course have been more. Because the property was listed for an extremely short time. Such properties are hardly available on the market here.

BORIS is updated annually, usually around March of a new year. It is always a retrospective look at the actually notarized purchase contracts. With the current dynamics in the real estate market, it is quite natural that today's prices are already above BORIS. How much that is certainly depends on the location. I have already seen offers on real estate platforms where it basically said: Although we are 100% above the standard land value, it is the last currently available plot in the middle of XYZ..... It can be summarized as:

1. Location, location, location
2. Supply and demand

determine the price. If the agent deliberately lets over 100 interested parties cross paths on the open house day, it hardly matters what BORIS says about the prices from 1-1.5 years ago.
