Dear forum,

we are still at the very beginning of the planning for our single-family house. After a long search, we found a plot of land that appeals to us and has been reserved. Now we have found in the municipality's development plan a note about a former bomb drop area. When inquiring at the state office, we were told that an investigation is necessary before construction. Does anyone have experience with this? How high are the costs? Who bears the costs, the seller or us?

If you want the property, then you do. If the seller wants to get rid of it, then he does. It's probably not that expensive. A building site appraisal also has to be done. Usually the municipality knows who does that, just call and ask. The client pays the bill.

This can be done directly during the soil investigation if it concerns the aforementioned areas. Costs cannot be quantified as they can vary significantly. If something is found, the state pays for the removal but the landowner pays for the earthworks on the property. We had a stone throw removed here from the neighbors in 2010 and 2012.

If you're lucky, they'll find something and you can save the excavation for the basement, [Deponie & Lagerung], and the costs for the deep drilling of the geothermal heat pump through the blasting.

We were also affected.

We needed an aerial image analysis. Attention, approximately 30 weeks processing time!

However, you can also obtain this from certain providers (please check with the authority beforehand... they are officially not allowed to say anything... but they give a hint). They are faster, but correspondingly more expensive.

We were then affected. We carried out all civil engineering work ourselves. I work in the office of a civil engineering company.

However, we wanted to be on the safe side and in the end, a team from Stuttgart came to us for an investigation.

Everything was discussed on site. Our property was gravel-extracted about 40 years ago and was currently a field. Although there was an impact in the marginal area, they were not interested further. So they left again without any investigation or the like and some time later we received a confirmation etc. with a recommendation to have bore cores / dynamic probing examined for munitions beforehand.

That was it. By the way, nobody ever wanted to see the confirmation etc.... so.... we could have saved ourselves that as my boss had already noted beforehand. However, you always want to be safe and if something happens...

Nowadays it is unfortunately normal that this is required for every construction area or the like. The whole neighborhood around us built earlier without investigation. That says it all.

The pricing is of course regulated differently. Inquire at the authority. If you need construction supervision during excavation etc., it will be correspondingly expensive. Just a note.
