Do you know how the bank values the house? Sounds like inventory. We had similar interest rates two years ago, back then already scary because the market prices here had really jumped drastically in a very short time and the banks' valuation standards always lagged somewhat behind. Additionally, our property was a bit unusual, large plot, little official living space. Even with good equity, there was no reasonable lending limit left. It could be similar for you, then unfortunately it wouldn't be much better with other banks either...

The DSL finances everything and everyone. What is missing in equity is expensively covered by an installment loan.

Does it make sense? I'm not a fan of it!

Yes, we are aware that we have such figures due to the lack of equity, which we have, however, factored in and planned for. Is the amount of the mortgage the pure purchase price or the loan amount (as in [Bild 1] - including incidental costs = private loan)?

Purchase price of the house. Get several offers from two to three banks without intermediaries. Almost 3% is already outrageous nowadays.

I also once had an offer on the way to increase the equity through a regular installment loan. According to the advisor's statement, it was not secured by the mortgage either and had correspondingly high interest rates (6%, I believe).

However, I find it, please excuse me, somewhat questionable that the question is now being asked here in the forum... it could have been asked directly to the advisor. He knows what he offered. This raises the concern that he did not explain the whole thing to you clearly.
